UNAUDITED OPERATING STATISTICS

The board (the "Board") of directors (the "Directors") of Seazen Group Limited (the "Company", together with its subsidiaries, the "Group") is pleased to announce that in July 2020, the Group achieved contracted sales of approximately RMB20.955 billion, and contracted sales area of approximately 1,979,100 sq.m.

The aggregate contracted sales from January to July 2020 amounted to approximately RMB118.476 billion. The aggregate sales area was approximately 10,754,400 sq.m.

LAND ACQUISITION

A subsidiary of the Company obtained the land parcel No. 2020G43 in Nanjing City, Jiangsu Province* (江蘇省南京市編號為2020G43號地塊), by way of open tender auction. The land parcel

is located in the Binjiang Development Zone, Jiangning District, Nanjing City and reaches Renhe

Road in the east, Qifeng Road in the south, Hongli North Road in the west and Xingcheng Road in the north* (南京市江寧區濱江開發區,東至仁和路、南至棲鳳路、西至弘利北路、北至興城

). It occupies a transferred land area of 50,435.21 sq.m., and is planned for Type 2 residential use with a plot ratio of >1.0 and ≤2.3. Land premium of RMB1,050,000,000 shall be paid by the Group.

A subsidiary of the Company obtained the land parcel No. 2020G44 in Nanjing City, Jiangsu Province* (江蘇省南京市編號為2020G44號地塊), by way of open tender auction. The land

parcel is located in the Binjiang Development Zone, Jiangning District, Nanjing City and reaches

Zhongyuan North Road in the east, Qifeng Road in the south, Renhe Road in the west and Xingcheng Road in the north* (南京市江寧區濱江開發區,東至中元北路、南至棲鳳路、西至 仁和路、北至興城路). It occupies a transferred land area of 56,225.51 sq.m., and is planned for

Type 2 residential use with a plot ratio of >1.0 and ≤2.3. Land premium of RMB1,170,000,000 shall be paid by the Group.

Among which, land parcels Nos. 2027(G1-25-1/04) and 1831(G3-06/05) are located in the

Group 3, Jinxing Community, Tangxiang Street and Groups 5 and 6, Tianba Community, Zhifeng Street, Dazu District, Chongqing Municipality* (重慶市大足區棠香街道金星社區3組,智鳳街 道田壩社區56). They occupy a transferred land area of 164,566.13 sq.m., and are planned

for commercial and residential uses with a plot ratio of ≤2.2; land parcels Nos. 2028(G3-12/03) and 2029(G3-13/03) are located in the Group 3, Jinxing Community, Tangxiang Street, Group 6,

Tianba Community, and Group 6, Maolibao Community, Zhifeng Street, Dazu District, Chongqing Municipality* (重慶市大足區棠香街道金星社區3組,智鳳街道田壩社區6組,茅里堡社區6).

They occupy a transferred land area of 195,990.34 sq.m., and are planned for residential use with a plot ratio of ≤2.2. Land premium of RMB897,526,000 shall be paid by the Group.

A subsidiary of the Company obtained the land parcel No. P(2020)057 in Wuhan City, Hubei Province* (湖北省武漢市編號為P(2020)057號地塊), by way of open tender auction. The land

parcel is located to the north of Jincheng Road, Shamao Street and to the east of Jiangshang Road in Hannan District, Wuhan City* (武漢市漢南區紗帽街金城路以北、江上路以東). It occupies a

transferred land area of 68,768.92 sq.m., and is planned for residential use with a plot ratio of 2.6. Land premium of RMB427,980,000 shall be paid by the Group.

A subsidiary of the Company obtained the land parcel No. [2020] Changsha City 053 in Changshang City, Hunan Province* (湖南省長沙市編號為[2020]長沙市053號地塊), by way of

cooperation and open tender auction. The land parcel is located in Huangxing Town, Changsha County, Changsha City* (長沙市長沙縣黃興鎮). It occupies a transferred land area of 177,343.84

sq.m., and is planned for commercial and residential uses with a plot ratio of 1.98. Land premium of RMB1,081,616,000 shall be paid by the Group.

  1. subsidiary of the Company obtained the land parcels Nos. 2018-C-021,2020-C-153 and 2020-C- 154 in Urumqi Municipality, the Xinjiang Uygur Autonomous Region* (新疆維吾爾自治區烏魯木 齊市編號為2018-C-021號、2020-C-153號和2020-C-154號地塊). Among which, land parcel No.

2018-C-021 is located to the north of Huizhan Weiyi Road, Midong District, Urumqi Municipality* (烏魯木齊市米東區會展緯一路以北). It occupies a transferred land area of 104,331.34 sq.m.,

and is planned for township residential and other commercial service uses with a plot ratio of

2.51; land parcel No. 2020-C-153 is located to the east of Badaowan Road, Shui District, Urumqi Municipality* (烏魯木齊市水區八道灣路以東). It occupies a transferred land area of 98,724.19

sq.m., and is planned for township residential and other commercial service uses with a plot ratio

of 2.03; land parcel No. 2020-C-154 is located to the north of Hongguangshan Road, Shui District, Urumqi Municipality* (烏魯木齊市水區紅光山路以北). It occupies a transferred land area of

104,707.73 sq.m., and is planned for business financial use with a plot ratio of 1.46. Land premium of RMB1,987,800,000 shall be paid by the Group.

A subsidiary of the Company obtained the land parcel No. 2020-051 in Gongyi City, Zhengzhou, Henan Province* (河南省鄭州鞏義市編號為2020-051號地塊), by way of open tender auction.

The land parcel is located to the east of Qinglongshan Road and to the south of Zhengtong Road in Gongyi City* (鞏義市青龍山路以東、政通路以南). It occupies a transferred land area

of 32,961.41 sq.m., and is planned for residential use with a plot ratio of >1.0 and ≤2.2. Land premium of RMB251,200,000 shall be paid by the Group.

A subsidiary of the Company obtained the land parcel No. GZ191 in Yangzhou City, Jiangsu Province* (江蘇省揚州市編號為GZ191號地塊), by way of open tender auction. The land parcel

is located in the Hanjiang District, Yangzhou City and reaches the planned land parcel boundary

in the east, Qingnian Road in the south, the planned road in the west and planned land parcel boundary in the north* (揚州市邗江區,東至規劃用地邊界、南至青年路、西至規劃道路、 北至規劃用地邊界). It occupies a transferred land area of 26,504.00 sq.m., and is planned for

residential use with a plot ratio of >1.0 and ≤1.7. Land premium of RMB221,175,900 shall be paid by the Group.

A subsidiary of the Company obtained the land parcel No. R2020061 in Rugao City, Nantong, Jiangsu Province* (江蘇省南通如皋市編號為R2020061號地塊), by way of open tender auction.

The land parcel is located to the west of Xuanhua South Road, Rucheng Street, to the north of Puyuan Road and to the east of Dasima South Road in Rugao City* (如皋市如城街道宣化南路以 西、圃園路以北、大司馬南路以東). It occupies a transferred land area of 60,885.00 sq.m., and

is planned for retail commercial and township residential uses with a plot ratio of >1.8 and <2.2. Land premium of RMB846,910,400 shall be paid by the Group.
