International real estate advisor Savills, on behalf of a private vendor, has brought to market Lovelady Country House Hotel in Alston, Cumbria for a guide price in excess of £3 million. The historic property is being sold with planning permission in place for a sympathetic refurbishment and additional development, creating up to 38 holiday lets with leisure and spa facilities.

Situated in the North Pennines, a designated Area of Outstanding Natural Beauty, the building dates back to the Georgian era. The main house and existing collection of converted barn accommodation within the grounds have consent for refurbishment as 22 holiday lets, while a further 16 new build holiday homes can also be created.

Lovelady Country House Hotel is located 16 miles from the A69, which links Carlisle with Newcastle upon Tyne, and 22 miles north west of Junction 40 of the M6.

Tom Cunningham, hotels director at Savills, comments: 'It is extremely rare for a period country house in an Area of Outstanding Natural Beauty to come to market with planning permission for further development secured. This is therefore an exciting opportunity for new owners to significantly enhance income streams. The property has long been part of the area's history and will remain so, with any refurbishment works taking this into account.'
