Marcus & Millichap Brokers $1.35 Million Warehouse Sale

ANNISTON, Ala., Jan. 26, 2023 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Aer-Flo Canvas Products, a two-building, 87,965-square-foot warehouse located in Anniston, Alabama. The asset sold for $1.35 million, or $15.35 per square foot.
"We received multiple full-price offers and ultimately closed $50,000 over the listing price," says Brian Higdon, senior associate in the firm's Birmingham office. "This demonstrates the continued supply-and-demand imbalance within the industrial submarket."
Higdon and Nick Neuroth had the exclusive listing to market the property on behalf of the seller, Aer-Flo Industrial Products, Inc. The buyer is Military and Commercial Fasteners Corporation.
Aer-Flo Canvas Products is located at 361 Westover Road in Anniston, less than one mile from the Anniston Army Depot and approximately 50 miles from Birmingham. The warehouse is located on 6.5 acres and was built in 1989.
