DELAY IN DESPATCH OF CIRCULAR

IN RELATION TO

MAJOR AND CONTINUING CONNECTED TRANSACTIONS

DEPOSIT SERVICE FRAMEWORK AGREEMENT

Reference is made to the announcement of Financial Street Property Co., Limited (the "Company") dated 26 March 2021 in relation to, among others, the entering into of the Deposit Service Framework Agreement (the "Announcement"). Unless otherwise stated, capitalised terms used in this announcement shall have the same meanings as those defined in the Announcement.

As disclosed in the Announcement, a circular (the "Circular") containing, among other things, (i) further details of the Deposit Service Framework Agreement and the Annual Cap; (ii) a letter from the independent board committee to the independent Shareholders; (iii) a letter from the independent financial adviser constituting its advice in connection with the aforesaid; (iv) a notice of the 2020 AGM; and (v) other information concerning the Company as required under the Listing Rules was expected to be despatched to the Shareholders on or before 27 April 2021.

As the Company requires additional time to prepare and finalise certain information for disclosure in the Circular, the despatch date of the Circular is expected to be postponed to a date falling on or before 18 May 2021.
