EURO CERVANTES SOCIMI, S.A.(the "Company" or "EURO CERVANTES"), in compliance with article 17 of the EU Regulation nº 596/2014 on market abuse and the article 228 of the Consolidated Text of the Spanish Securities Market Act, approved by Spanish Royal Legislative Decree 4/2015 on April 23, and concordant provisions, as well as with Circular 6/2018 of the Mercado Alternativo Bursátil ("MAB") on information to be provided by growth companies and SOCIMIs incorporated in trading on the MAB, publish:

RELEVANT FACT

The Company reports the valuation of real estate assets owned by its investee companies as of December 31, 2019:

• Gmp Property SOCIMI, S.A.: the valuation of real estate investments was made by Cushman & Wakefield Spain Limited, Sucursal en España (C&W) according to the Professional Standards of Valuation of the Royal Institution of Chartered Surveyors of July 2017 "Red Book" of United Kingdom (RICS), increasing the market value to 2,283 million euros.
  The Company owns a participation on its share capital of 32,90%.
• Unibail Rodamco Steam, S.L. and Proyectos Inmobiliarios Time Blue, S.L.: the valuation of the real estate investments was made by JLL Valoraciones S.A. according to the Professional Standards of Valuation of the Royal Institution of Chartered Surveyors of July 2017 "Red Book" of United Kingdom (RICS), increasing the market value to 960 million euros.
  The Company owns a participation on Unibail Rodamco Steam, S.L. share capital of 32,90% and a participation on Proyectos Inmobiliarios Time Blue, S.L. share capital of 48,89%.
