ANNOUNCEMENT

UNAUDITED CONTRACTED SALES DATA FOR JUNE 2017

This announcement is made by Central China Real Estate Limited (the ''Company'', together with its subsidiaries, the ''Group'') pursuant to the Inside Information Provisions (as defined under the Rules Governing the Listing of Securities on The Stock Exchange of Hong Kong Limited (the ''Listing Rules'')) under Part XIVA of the Securities and Futures Ordinance (Chapter 571 of the Laws of Hong Kong) and Rule 13.09(2)(a) of the Listing Rules.

The board (the ''Board'') of directors (the ''Directors'' and each a ''Director'') of the Company hereby announces that, in the month of June 2017, the Group achieved property contracted sales of RMB5,002 million, representing a year-on-year increase of 21.7%, with a contracted sales gross floor area (''GFA'') of 825,283 square metres (''sq.m.''), representing

a year-on-year increase of 127.0%. The average selling price per sq.m. for June 2017 amounted to RMB6,061, representing a year-on-year decrease of 46.4%. For the six months ended 30 June 2017, the Group achieved total property contracted sales of RMB13,884 million, representing a year-on-year increase of 47.5%, with a total contracted sales GFA of 2,263,447 sq.m., representing a year-on-year increase of 100.8%. The average selling price per sq.m. for the six months ended 30 June 2017 amounted to RMB6,134, representing a year-on-year decrease of 26.6%.
