Balance Sheet Analysis

Total Assets

Total Assets have remained unchanged with only a marginal decrease of 2% at LKR 17,698.5 m compared with LKR 17,987.5 m as at end of March 2022. Total Non-Current Assets recorded a slight increase of 0.57% to LKR 15,481.0 m compared with LKR 15,393.8 m as at end of March 2022. And the Total Current Assets showcased a 15% decrease to LKR 2,217.5 m compared with LKR 2,593.8 m as at end of March 2022. The decrease in Current Assets was mainly due to the decrease in inventories.

Total Shareholders' Funds (Net Assets)

Total Shareholders' Funds decreased by 5% from LKR 9,208.47 m as at end of September 2022 compared to LKR 9,710.3 m as at end March 2022.

Net Asset Value per Share (NAVPS)

The NAVPS was LKR 43.57 as at end September 2022 compared with the LKR 45.94 per share recorded for the financial year ended March 2022.

Loan to Value (LTV)

The LTV recorded for the quarter ended September 2022 was 26.03%. This was a marginal increase compared with the 24.52% recorded for the financial year ended March 2022.

P&L Analysis

Revenue | Expenses | Operational Profit

Overall consolidated revenue increased by 202% to LKR 524.1 m in the quarter ended 30th September 2022 compared with LKR 173.3 m in the corresponding quarter of the previous year. This increase was primarily due to the increased contributions from sales at the Mulberry residential apartments. As a result of the above, the corresponding direct expenses demonstrated an increase of 325% to record LKR 503.1 m for the quarter ended 30th September 2022 compared with LKR 118.4 m during the comparable period in the previous year. The operational loss recorded for the quarter was LKR 36.9 m compared with the operating profit of LKR 6.1 m recorded during the quarter ended September 2021.

Profit/Loss after Tax

The Group incurred a loss of LKR 215.3 m for the quarter ended September 2022 compared with the loss of LKR 59.1m reported in the corresponding quarter of the previous year.

Earnings per Share (EPS)

The EPS was LKR (1.16) per share for the quarter ended 30th September 2022, compared with LKR (0.35) per share in the corresponding period of the previous year.
