Holistic building concepts for the housing industry

EcoCommercial Building Program offers sustainable and innovative building solutions

Essen, January 2012 - The housing industry is faced with the never-ending task of maintaining the value and thus the attractiveness of its real estate. Rental income should ensure the profitability of the properties while reflecting the social responsibility of the real estate companies so that the housing remains affordable.

Another key challenge is improving the energy efficiency of buildings. Passive, low-energy and even zero-energy buildings are also setting new standards in the housing industry when it comes to meeting the increasingly strict national and European regulations on saving energy.

With its EcoCommercial Building Program, Bayer MaterialScience offers an integrated approach to supporting developers with the complete planning and construction of ener-gy-optimized buildings and with the rehabilitation of existing buildings for greater energy efficiency. The company is presenting the program at Stand 228, Hall 5.0 at the Debau trade fair in Essen.

Great potential for energy savings

Buildings account for nearly 40 percent of the world's energy consumption and around 30 percent of carbon dioxide emissions worldwide. In Germany alone, more than 80 percent of all properties are over 25 years old, and roughly 83 percent of the total energy consumed in private households is used to heat rooms and for hot water. Expert rehabilitation and modern building technology can reduce this energy requirement by as much as 80 percent in existing buildings.

And technologies available today enable the primary energy consumption of new build-ings to be reduced by up to 90 percent compared with the standard. Applicable statutory provisions and business conditions enable the costs for the various energy-saving measures to be amortized within just a few years. This is a win-win situation - for residential property companies, for renters and, last but not least, for climate protection.

However, sustainable and economical building requires careful planning over the entire life cycle of the building - from project development to the end of useful life. With its global network of more than 50 partners, the EcoCommercial Building program () of Bayer MaterialScience enables holistic planning of new construction projects and rehabilitation measures.

Partner projects document the capability of the overall program

The energy efficiency of the building shell, particularly the thermal insulation, has a tre-mendous influence on energy consumption. Rigid polyurethane foam is a proven material with very good insulating properties for use from the basement to the roof. This is documented by numerous reference properties for which the network partners in the EcoCommercial Building Program have developed a diverse array of solutions for flooring, facades, top-floor ceilings and roofs. These properties also demonstrate the capability of the program as a whole.

For instance, custom sandwich panels from Linzmeier Bauelemente with metal facings were used to upgrade the energy efficiency of an office building in Hamburg. These pa-nels proved ideal, as there was little available space for a new layer of insulation and a relatively high level of acoustic insulation was specified, yet the solution still had to be cost-effective. The partners Linzmeier, Kingspan and puren offer roof insulation solutions that have been used in a number of apartment blocks and individual buildings.

Uponor GmbH has laid many thousands of square meters of a radiant heating system in various properties in Hamburg, Vienna and Cologne that provides efficient underfloor heating and cooling. After the insulating panels have been rolled out, a special hook-and-loop system enables the plastic tubes to be laid on top quickly and cleanly.

Other partners offer systems for such things as the efficient and ecological supply of hot water or for heating and cooling. Stiebel Eltron, for example, provided efficient water pumps and heat pumps for the "New Düsseldorf City Quarter" project on the grounds of a former freight yard. As part of a rehabilitation project involving a single-family home in Hanover, these same kinds of pumps were installed for the generation of renewable energy, and the building shell was insulated to the passive house standard.
