Sutton Harbour : Landmark building proposed for Sugar Quay on Plymouth’s waterfront

Sutton Harbour Holdings (SHH) plc has outlined its plans to create a striking new building for Plymouth on the prime Sugar Quay site in Sutton Harbour.

The new development would offer 7 to 19 storeys of high quality residential apartments in staggered heights, and a ground floor featuring commercial retail and restaurant units, with an enhanced urban realm to allow the public to enjoy its unrivalled south west-facing position.

A design document about the proposed mixed use development has been prepared for SHH plc by architects AWW to inform the planning authority of its ambitions.

A pre-application submission has been made to Plymouth City Council to help shape the company's formal planning application, which will also be informed by feedback received from two stakeholder consultation events held about the scheme.

The proposals for Sugar Quay feature approximately 2,900 sq m of ground floor commercial units, including those facing Sutton Road, and a south west-facing public piazza on the waterfront, as well as underground car parking for approximately 100 vehicles.

The landmark building would offer up to 175 apartments, varying from one to three bedrooms, created in a tiered development of between 7 to 19 residential floors built in a T-shape, to maximise natural light and views of the harbour and Plymouth Sound for residents.

The scheme also features a proposal to extend the Harbour Car Park in Lockyers Quay to create a further approx. 150 car parking spaces by the addition of two storeys. This would provide both further parking provision for the Sugar Quay apartments as well as additional parking for visitors to Sutton Harbour to support expected visitor growth in the area.

The plans for Sugar Quay have been informed by previous feedback from Plymouth City Council's planners, alongside the aspirations of SHH plc to deliver much-needed regeneration to this prominent waterfront site, which has been awaiting development for 10 years.

As part of its Vision for Sutton Harbour to regenerate the waterfront, SHH plc aims to submit a full planning application to Plymouth City Council this summer following two stakeholder consultation events.

Subject to planning consents being granted, the structure of the Sugar Quay building would be developed in time so part of the building could be used for the Mayflower 400 celebrations in 2020, with the full development completing by 2022.
