ERFURT (dpa-AFX) - Those searching for apartments in the eastern German states are once again finding more options on major real estate platforms. This is the result of a survey conducted by the German Press Agency among the platforms Immoscout24, Kleinanzeigen, and Immowelt. Last year, these platforms had reported a decline in apartment listings.

"The eastern German housing market is showing clear upward momentum--both for rental apartments and home ownership," says real estate expert Thomas Beyerlein from Biberach University of Applied Sciences, who analyzed the Kleinanzeigen data. The supply is rising significantly. "This creates new opportunities for apartment seekers and buyers."

Regional Differences Across Platforms

However, there are regional differences depending on the platform. For example, Immowelt has recorded a rising trend for both rental and owner-occupied apartments in all eastern German states since the beginning of the year. A similar pattern can be seen on Kleinanzeigen, where average daily values from October 2024 and October 2025 were compared.

On Immoscout24, however, the supply is declining in Saxony and Brandenburg. This may be due to people moving out of Berlin and decreasing vacancy rates in Leipzig, according to the explanation provided. The asking prices for rental apartments and houses on the platform have risen in all eastern German states since the beginning of the year. Kleinanzeigen and Immowelt did not provide data on rental prices.

This is the situation in the individual states:

* Thuringia: Here, Kleinanzeigen reported a robust 18 percent increase in rental apartment listings--the most significant rise among all states. Immoscout24, by contrast, reported stable numbers. The average asking rent for existing apartments rose from EUR6.54 per square meter in the first quarter to EUR6.65 in the third quarter.

* Saxony: Here, the increase in rental apartment listings on Kleinanzeigen was 10 percent, lower than in Thuringia. Immoscout24, however, recorded a decline of around 9 percent. Rents for existing apartments increased from EUR6.57 to EUR6.65 per square meter.

* Saxony-Anhalt: Kleinanzeigen reported a 3 percent increase in available rental apartments compared to October of the previous year. Immoscout24 showed a similarly high increase. Here, too, rents for existing apartments rose: from an average of EUR6.32 to EUR6.42 per square meter.

* Brandenburg: Here, the platforms show a mixed picture. On Kleinanzeigen, 16 percent more apartment listings were recorded in October than in October 2024. On Immoscout24, however, the numbers fell by around 5 percent. According to the platform, asking rents for existing apartments increased from EUR8.77 to EUR8.94.

* Mecklenburg-Western Pomerania: Kleinanzeigen reported a 12 percent increase in available rental apartments. On Immoscout24, the number rose by about 2 percent. Rental prices increased from EUR7.59 to EUR7.74 per square meter.
